What changes the price most

  • Length of stay. Going from 1 month to 3 months typically saves 10 to 20%. Going to 6 months saves another 5 to 15%.
  • District. Shekou and Futian CBD carry a real premium. Bao’an and Longhua are 30 to 50% cheaper for the same layout.
  • Season. September to November and February to April are peak. Summer and winter are softer.
  • Building tier. A 4-star serviced residence is materially more expensive than a serviced apartment inside a residential compound.
  • Inclusions. Daily housekeeping, pool, gym, and concierge add a real premium.

Frequently asked questions

Why is a 1-month stay so much cheaper per night than a hotel night?

Hotels are priced for travelers paying daily; serviced apartments and aparthotels are priced for tenants paying monthly. Once your stay is 28+ nights, the same property typically halves the per-night equivalent.

Is it cheaper to rent unfurnished and buy furniture?

Below 6 months, no. Below 12 months, usually not after you count furniture, mattress, kitchen kit, deposits, lease fees, internet installation, and the time cost of doing it. Above 12 months, yes — unfurnished plus your own furnishing usually wins.

Can I extend month to month?

Most serviced apartments allow monthly extension at the same or slightly higher rate. Confirm in writing before you book.

Are deposits high?

Serviced apartments typically ask one month's rent as deposit. Whole-apartment short leases ask 2 to 3 months.
